The Design Process

We provide detailed advice on the design and Planning process & Planning legislation.

We also conduct on the spot sketch designs based on your ideas at your initial consultation.

Should you wish to proceed at this point with our service we will conduct a full measurement survey which will be used for the draughting of your plans.

Back at the office we will draught up the existing & proposed plans for submission to the Local Authority along with the completion of all the necessary application forms.

We than liaise & monitor your application with the council and keep you informed throughout the Planning process.

 

The Planning Process

Planning Permission is normally needed if you are proposing to alter your property by way of an extension or loft conversion.

Time scales for Planning approval is typically, 2 to 3 months following acknowledgement of acceptance by the Local Authority of your application.

You may be able to undertake the works without the need for a full Planning Application.

This can be acheived under Permitted Development. For this you need to apply for a certificate of Lawfulness from the relevant Local Authority. This route however is for smaller Extensions & Loft Conversions, where as the size must not exceed the permitted development quota (size), as set out by the Local Authority.

We will be able to advise you on the best route to take at your initial consultation.

Greenfields Architectural Planning service

After we have finalised your proposals, we will obtain and complete all application forms.
A package consisting of the plans, Digital Photos, completed forms and ordnance survey extract will then be submitted to your local authority.
We will liaise with the planning department throughout the process and you will be kept up to date of any developments.

Design & Access Statements

Design and Access Statements will be required to be submitted with all planning applications, Except extensions to existing properties, change of use and engineering and mining operations. They are however required for a new dwelling.

They will also be required to accompany applications for listed building consent.

The purpose of a Design and Access Statement is to explain how the applicant has considered the proposal and understands what is appropriate and feasible for the site in its local context. It explains the principles that will be used to guide future details of the scheme and therefore is particularly important for outline planning applications.

A Design and Access Statement should be prepared at the start of the development process and should evolve as the scheme is defined. The Design and Access Statement is required to explain and justify the decisions made on the scheme and therefore it should not be written at the end as an after thought. Early drafts will be useful to assist pre application discussions.
